Agency Agreement
You'll review and sign an Agency Agreement (now mandated by NAR rules), which allows me to show you homes and advocate for your interests throughout the process. I'll walk you through every detail and answer your questions.

Choose Your Lender
I'll guide you in selecting a trusted lender who fits your financial situation and can move quickly when the right home appears. Your lender is your partner—they need to be responsive and understand first-time buyers.

Provide Documentation
You'll provide proof of funds and a lender pre-approval letter (required within five days of viewing your first home). This positions you as a serious buyer and significantly strengthens your offers when competing against other buyers.

I'll email you curated listings before each tour so you know what to expect. I arrange personalized tours at times that work for your schedule. During tours, I'm there with you—answering questions, pointing out details you might miss, and helping you evaluate each property honestly. No pressure, just possibilities.

Phase 3: Making Your Move - From Offer to Acceptance

Making an Offer
Once you're ready, I'll prepare a strategic offer that balances your goals with market realities—covering price, contingency timelines, and closing dates. This means getting the price right based on comparable sales, structuring your offer thoughtfully, and making you stand out—even if your offer isn't the highest number. Everything is submitted via DocuSign for your convenience and security.

Seller Response & Negotiation
The seller typically responds within a few days. If there are multiple offers, they may issue a Seller Multiple Counter Offer (SMCO). I'll keep you informed and expertly negotiate on your behalf, advocating for your best interests at every turn. I'm thinking strategically about the long-term—not just about getting an offer accepted, but about whether this home and these terms are right for your situation.

Opening Escrow
Once we reach mutual agreement in writing, escrow opens—a significant milestone. You're officially in contract, and a neutral third party holds all funds and documents until closing.

Earnest Money Deposit (EMD)
After your offer is accepted, you'll provide a 3% Earnest Money Deposit (part of your down payment) that must be received within 72 hours. Escrow provides secure wiring instructions and holds your funds safely.

Phase 4: Due Diligence - Protecting Your Investment

Lender Coordination

Schedule Inspections
I'll coordinate all desired inspections—physical, termite, roof, sewer, and any specialized inspections—within the typical 7-10 day deadline. This ensures you have a complete picture of the property's condition before you're locked in.

Inspection Presence & Review
I'll be present for every inspection, providing you with a verbal summary of findings followed by detailed reports. I'll flag any concerns and advise on next steps—whether that's requesting repairs, credits, or walking away if something major surfaces. I'm here to support you through it.

Seller Disclosures & Reports
I'll help you review seller disclosures, preliminary title reports, city reports, and other critical documents, ensuring there are no surprises. You're building a complete picture of the property before closing.

Release of Contingencies
After addressing inspection findings and reviewing all disclosures, you'll release final contingencies. This is a significant milestone—once contingencies are removed, your Earnest Money Deposit becomes non-refundable if you choose not to proceed. Don't release contingencies until you're completely confident.

Why Phase 4 Matters: This phase protects your investment and gives you complete confidence in your purchase before you're fully committed.

Phase 5: Closing - Making It Official

Final Walk-Through
Just before closing, I'll accompany you on a final walk-through to confirm the property is in the condition you agreed to. You'll verify that agreed-upon repairs are complete and fixtures you negotiated to stay are still there.

Final Payment
You'll wire the remaining balance of your down payment and closing costs to escrow. I'll guide you through the process to ensure everything goes smoothly.

Sign Escrow Documents
You'll sign all necessary closing documents, with me ensuring every detail is correct.

Loan Funding & Recording
I'll coordinate with escrow and title to facilitate loan approval, funding, and recording with the county. Once recording is complete, the property is legally yours.

Receive Your Keys
The moment you've been waiting for—you'll receive the keys to your new home! You're now a homeowner.
