When using platforms like Zillow, Realtor.com, or Redfin, clicking "More Info" or "Contact Agent" connects you with agents who pay for your contact information. To view the home, you'll need to sign an agency agreement with that agent—even if you're already working with me.

Save yourself the hassle: Simply text or email me the listing address, and I'll provide you with insider details on the property, schedule a showing, and keep your representation clear and consistent. No middleman. No confusion. Just direct access through your agent.

Why This Matters: If you have a signed agreement with me and request a showing through another agent, you may be obligated to compensate both parties. That's not something you want on closing day.

Neighborhood Searches: Found a Home You Love?

You're driving around and spot a "For Sale" sign on a home that catches your eye. Your instinct is to call the number on the sign.

Don't. Text me the address instead.

Here's why: Without an agency agreement, the listing agent will only provide basic publicly available information like price and disclosures. They represent the seller, not you. Plus, if you've already signed an agreement with me and contact another agent directly, you could end up owing compensation to both parties.

Let me handle it. I'll get you inside with full representation and negotiating power. I'll explain the property's history, neighborhood dynamics, comparable sales, and whether it's actually worth your time. I'll schedule the showing at a time that works for you. I'll position you as a serious buyer from the start.

Active Listings: Sometimes Showings Aren't Possible

Occasionally, homes appear as active listings, but the listing agent may not respond to showing requests. This typically means they're in active offer negotiation and the seller has temporarily paused showings.

This is actually a positive signal—it means the home is competitive and attracting interest. I'll keep you informed about the property's status and explore alternative options. If the listing becomes available again, I'll be ready to schedule your showing immediately.

New Build Tract Homes: A Different Process

Purchasing a newly constructed home is fundamentally different from buying a resale property. There are different negotiations, different considerations, and different strategies.

Critical: Builders require your realtor to accompany you on your first visit to their sales office. If I'm not present, the builder won't compensate me, and I'll be unable to negotiate on your behalf or represent you in the transaction.

Always call me before visiting a builder's sales office. I need to be there.

Why It Matters: I'll guide you through floor plans, finishes, lot locations, upgrades, and HOA terms. I'll help you evaluate long-term value and make decisions that align with your investment goals.

Negotiating with Builders: Builders in new communities typically don't lower prices once they're set—they usually increase prices for new phases. But that doesn't mean you're stuck. I can negotiate valuable upgrades, finishes, closing cost credits, and incentives on your behalf. These negotiations maximize your investment and increase your home's value from day one.

Staying Connected During Your Search

Communication

Urgent updates will be sent via text so you're always in the loop. New listings matching your criteria will be emailed to you each morning. If you'd like your spouse, partner, or family members to receive these daily texts and emails, just let me know who should be included.

Travel Plans

If you're actively touring homes and plan to be out of town for an extended period, please give me advance notice. This allows me to schedule showings efficiently and manage time-sensitive deadlines.

If you're already in escrow, being out of town requires coordination around inspections, responses, and document signings. I want to make sure you're available or I have clear direction on how to proceed.
